Walking, jogging, hiking and cycling are the outdoor activities of choice for many Sydneysiders. The new garden village, North Rocks Village, will offer more open space, including a full-sized oval, for the community to play sport, exercise and relax.

A new village heart

A new centrally located community hub with a library, multi-purpose space, meeting rooms and café are all centred around a new village square that can become a focal point for the wider North Rocks community.  

Homes for all

A diverse range of housing options and styles that respect the North Rocks local character will ensure the community can continue to be strong and close-knit. Included in the mix will be homes designed for seniors living as well as young couples and families.

Learn and discover

A new neighbourhood library and multi-purpose community space included in the master plan would provide the community with easy access to information and encourage learning and growth.

Places to play 

A new sports oval, playgrounds and child-friendly spaces in North Rocks Village will provide a safe and inclusive space for play and community connection.

Improved access

North Rocks Village is already located directly opposite a major shopping centre and established bus routes. Local access upgrades, dedicated bicycle parking, end-of-trip facilities, new pathway connections, safer pedestrian crossings and the option for car share vehicles also feature in the proposal. Improved local bus services would help connect the community to jobs, transport hubs and other centres in the district.

Leafy and green

Additional parks, beautifully landscaped garden areas and the retention of important trees will add to the current ‘leafy and green’ ambience of North Rocks. Additional plantings will ensure that trees dominate the village setting.

Respecting the legacy of past uses

The masterplan seeks to respect and celebrate the site’s past use and occupation by the Royal Institute for Deaf and Blind Children. In particular, the master plan includes sensory design and technology throughout the public domain for all residents to enjoy, especially those with sight and hearing impairment.

Listening to what matters

We believe that creating a new community starts with a lot of listening. As we’ve started to formulate a plan, we’ve been engaging with many local groups, and intend to do more listening throughout this process.

We’ve already heard many important things about what local residents love and value, and the concerns they have for the future. These factors have been key to shaping our proposed plans.

As a result of what we’ve heard, we’ve reduced the proposed number of dwellings for the site and we’re also incorporating many other great features like many facilities for all the community to enjoy.

The Planning Process: What to Expect

The proposed North Rocks Village is currently home to the Royal Institute for Deaf and Blind Children (RIDBC).

The RIDBC (recently rebranded to NextSense) are planning to relocate to a new, more modern facility in Macquarie Park.

We have now submitted a rezoning proposal to City of Parramatta Council for their detailed consideration.

There will be future opportunities to make comment on any rezoning proposal during the formal exhibition process.

Location

North Rocks Village is located at 361-365 North Rocks Road, North Rocks, in the local government area of Paramatta, just 5.5 km north of the Paramatta CBD, 7km south of Norwest and 8km west of Macquarie Park.


The site is currently home to the Royal Institute for Deaf and Blind Children School (RIDBC), now known as Next Sense. They are soon to relocate to a new more modern facility in Macquarie Park.


The area is accessible by public transport with existing bus stops located directly outside the main entry point providing convenient access to key centres. It is also directly opposite the North Rocks Shopping Centre precinct.


Nearby transport nodes include the Barclay Road M2 Express Bus Interchange and Commuter Car Park.


Other transport links in the vicinity include the M2 Motorway, the recently opened NorthConnex Motorway, Carlingford – Parramatta Light Rail network and local bus connections to both Westmead and the Parramatta CBD.


Nearby schools include North Rocks Public (directly opposite the site) and Muirfield High Schools.
