North Rocks Village caters to families, young couples, and seniors with diverse housing options that blend seamlessly with the local character, fostering a strong, inclusive community. The Planning Proposal includes 2-storey detached dwellings, 2 & 3 storey townhouses, in addition to residential apartments (4-6 storeys), along with seniors housing including independent living units and aged care.

Well-connected

Local access upgrades, dedicated bicycle parking, end-of-trip facilities, new pathway connections, safer pedestrian crossings and the option for car share vehicles will also feature. Improved local bus services would help connect the community to jobs, transport hubs and other centres in the district.

Learn and discover

A new library & community space will fuel learning at North Rocks Village. These facilities will be centrally located, around the new village square, and would be accessible to both on-site residents as well as the surrounding community.

Active together

A new sports oval, playgrounds and child-friendly spaces in North Rocks Village will provide a safe and inclusive space for play and community connection.

Green haven

North Rocks Village to remain a leafy green haven with new parks, gardens & preserved trees. The village will be extensively landscaped, including new street trees. Most of the buildings will sit at or below the established tree canopy. The overall tree canopy will increase from the current 23% to approximately 40%.

Respecting the legacy of the past

EG respects and celebrates it heritage both indigenous and its more recent occupation by the Royal Institute for Deaf and Blind Children since the 1960’s, with many of the proposed parks and public spaces to interpret those past uses and adopting sensory design for all.

Listening to what matters

We believe that creating a new community starts with a lot of listening. As we’ve started to formulate a plan, we’ve been engaging with many local groups, and intend to do more listening throughout this process.

We’ve already heard many important things about what local residents love and value, and the concerns they have for the future. These factors have been key to shaping our proposed plans.

As a result of what we’ve heard, we’ve reduced the proposed number of dwellings for the site and we’re also incorporating many other great features like many facilities for all the community to enjoy.

The Planning Process: What to Expect

The proposed North Rocks Village is currently home to the Royal Institute for Deaf and Blind Children (RIDBC).

The RIDBC (recently rebranded to Next Sense) are relocating to a new, more modern facility in Macquarie Park.

A rezoning proposal has been considered by City of Parramatta Council, and more recently the Sydney Central City Planning Panel.

There will be future opportunities to make comment on any rezoning proposal during the formal exhibition process.

Our Story

EG is a specialist investor with extensive experience in delivering sensitive urban renewal projects – including the award-winning Flour Mill project in Summer Hill, Bosco in Five Dock and the Herald in Newcastle.

We design our communities to be ‘good neighbours’ that reflect and respect their different locations. In North Rocks, we are focused on preserving the strong community feel of the area, its ‘green and leafy’ ambience and building on its already welcoming character by introducing housing choice and more space to be outdoors, relax and socialise.

Location

North Rocks Village is located at 361-365 North Rocks Road, North Rocks, in the local government area of Paramatta, just 5.5 km north of the Paramatta CBD, 7km south of Norwest and 8km west of Macquarie Park.

The site is currently home to the Royal Institute for Deaf and Blind Children School (RIDBC), now known as Next Sense. They are soon to relocate to a new more modern facility in Macquarie Park.

The area is accessible by public transport with existing bus stops located directly outside the main entry point providing convenient access to key centres. It is also directly opposite the North Rocks Shopping Centre precinct.

Nearby transport nodes include the Barclay Road M2 Express Bus Interchange and Commuter Car Park.

Other transport links in the vicinity include the M2 Motorway, the recently opened NorthConnex Motorway, Carlingford – Parramatta Light Rail network and local bus connections to both Westmead and the Parramatta CBD.

Nearby schools include North Rocks Public (directly opposite the site) and Muirfield High Schools.
